We carefully search the public record to determine whether there are any adverse claims, such as encumbrances, liens, or escrow on the real estate being transferred. If adverse claims exist, we will either eliminate those claims before issuing the policy or reveal the existence of the title defects to the buyer, seller, and lender and exclude them from coverage.
